We think of our job as a profession. Requirements to become a licensed appraiser have become more difficult than ever before. That's why it goes without question these days that real estate appraisal can certainly be dubbed a profession rather than a trade. In our field, as with any profession, we are bound by an ethical code.

The appraiser's primary obligation is to their client. Generally, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Consequently, appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you would like to review an appraisal report, you normally should request it through your lender and not the appraiser.

Other responsibilities include numerical accuracy depending on the assignment parameters, acquiring and maintaining an appropriate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Appraisers also have duties outside of boundaries of clients and others. For example, appraisers must be able to produce their work files for a minimum of five years - at Bruce Feldman you can rest assured that we stick to that rule.
